Who is behind this
I am Roan Foss, a Dutch concept developer, and Polymath is my project. I am not a project developer chasing a quick flip: I design a concept, build it, run it, and stay. This page covers what I already run, what my role is once your capital is in, and who stands around the project.
Concepts & projects I already built
My trade is concept development: designing a stay, building the brand around it, and running the hospitality behind it. Two projects show where Polymath comes from.




The Creative Boat · the Netherlands
Started as a single rental with a unique concept, built around creating instead of just sleeping. It has grown into multiple locations under one brand, still growing in the Netherlands, and delivering returns above the original projections. Designed, built out and operated by me, with direct bookings through its own brand and website alongside the usual channels.
Moka Villas · Kedungu, Bali
For Moka Villas in Kedungu, a boutique hotel of 15 units, I do the design, the concept development and the branding. It is how I already work in Bali today: the same discipline, applied on the island where Polymath is being built.
Polymath applies the same lesson at resort scale: a specific concept attracts a specific guest, and that guest books longer, pays more and comes back. References and figures available on request.
Founder, operator, first responder

- I hold the Class A voting shares and lead the development, the brand and the skill-program calendar
- Operator
- The management company, owned by me, runs the resort day to day under a management agreement
- The 40% operating costs covers everything
- Staff, utilities, maintenance, insurance, property tax, marketing and administration, and the cost of flying in coaches for the monthly skill programs, are all paid out of the management fee. Cost overruns are my problem, not yours
- Paid by performance
- The 40% is a percentage of revenue, not a fixed sum, while my costs are largely fixed. Below roughly a third occupancy the management company runs at a loss while shareholders still receive a distribution: an empty resort hits my income harder and earlier than yours
The search that led here
“I have noticed one major mistake with investors in Bali. Everyone runs in the same direction, invests in the same areas and builds the same type of project. When a situation reaches that stage, it usually means one thing: it is already too late. The real opportunities have been captured, the margins are gone. That is when I decided to truly explore Bali, searching intentionally for a place with long-term potential. A place where I could build projects in the right environment. That search led me to Munduk.”

The team around it
Legal & structure
Legal counsel is Bas de Jong, working across Dutch and Indonesian law, who drafts the shareholders agreement. The PT PMA setup and the land transfer run through an Indonesian notary (Notaris-PPAT), under the current regulations.
Build & operations
The architect is Bali Blueprint, handling the whole design process. Construction with Balinese builders and craftsmen; operating benchmarks and management practice drawn from established Bali villa and hospitality operators.
Verification
Every shareholder passes KYC and AML checks before shares are issued, transfers run through the notary, and annual figures are audited independently.
